Sealcoating

In climates that experience frequent extremes in temperature and the continual freeze/thaw cycle that is so familiar here in the greater Chicago area, sealcoating your asphalt is the single best way to add years of life to your investment. When applied properly and regularly, a good coating of this coal-tar mixture can lengthen the life of your asphalt pavement and save you time and money.

We can help you decide what options are best for your project and assist you in setting a time line and workable budget for your job. We can also work with you on timing; if off-hours are needed due to traffic flow at your project site.

Our Typical Sealcoating Process:

  • Removing any debris from work site.
  • Crack Filling: Removing any grass or debris from straight line cracks, applying hot liquid rubberized asphalt crack fill to cracks in order to prevent them from expanding.
  • Sealcoating: Using a coal tar emulsion mixture; the application can be done by hand and squeegeed or it can be sprayed onto the asphalt.
  • Striping/Line Markings: Re-striping parking stalls, handicap stalls and markings, and/or existing directional arrows. We also work with the municipalities in order to keep all striping ADA compliant, which included handicap stalls, handicap access stalls and handicap signage.

We can work with owners, property management and municipalities to ensure we are meeting everyone’s needs. If there has been new asphalt installed, we would typically recommend having an initial sealcoat application done within the first year. Depending on traffic and weather patterns, a sealcoat application should be done every 1-4 years.
